Manchester University NHS Foundation Trust (MFT) has advanced a major milestone in its digital transformation journey with the rollout of an intelligent 3D digital twin across six of its key hospital sites. The initiative reflects the Trust’s ambition to build a smart, data-connected healthcare estate that enhances efficiency, safety, and operational insight.
The newly implemented system consolidates legacy platforms and paper-based asset records into a centralised digital model. Covering more than 274,000 m² of internal estate area, the model provides detailed mapping of rooms, building floors, equipment, utilities, and risk-affected structural zones. This real-time visibility enables estate teams to identify under-utilised spaces, improve maintenance scheduling, and respond more rapidly to operational requirements.
One immediate improvement has been seen in the management of building-risk surveys, such as asbestos assessments. Survey teams are now able to input inspection results directly from mobile devices into the digital model, significantly reducing administrative overhead — saving up to ten working days per month in some sites. The Trust’s leadership notes that consolidating data sources into a unified visual interface has shifted the organisation from analogue decision-making to a data-driven approach, improving both workforce productivity and asset reliability. 
Over the coming phases, the digital twin will be extended to additional sites across MFT’s wider estate. The Trust plans to integrate further enhancements including energy-usage monitoring, digital condition surveys, real-time asset tracking, and indoor navigation tools to support patients and staff.
MFT’s deployment of digital twin technology is increasingly being recognised as a forward-looking model for modern hospital-estate management within the NHS. By building a connected system that turns static building data into dynamic operational intelligence, the Trust is positioning itself at the forefront of smart-hospital innovation — reinforcing its commitment to efficient, safe, and future-ready healthcare delivery.
